"I have three buildings which were financed by Masslandlords members I met at events. They are all holding first position mortgages with great rates and a small down payment. The connections I have made over the years have literally been priceless."

    Webinar Aug 11: Deleading Overview

    12:00 PM-1:00 PM
    08/11/2022

Landlords cannot turn away households with children because of lead, but children cannot live around lead hazards. We must delead! So what must we do, exactly? This presentation is fully updated to reflect changes to the lead law since 2017. We will teach the basics of lead remediation:

    • Why lead is hazardous
    • Where we find lead
    • Deleading methods
    • Letters of interim control
    • Certificates of Deleading Compliance
    • How to delead with renters still in the unit
    • What to say when a renter informs you they have a baby on the way (hint: delead, don’t discriminate)
    • Tax credits and grant funding
    • Using the new CLPPP database 2.0.

This is not a moderate risk deleader training. Attendees will learn about the deleading
training that is available (typically, 16 hours). Attendees will leave better prepared to either take the deleader training course or hire a licensed deleader contractor.

This presentation will be given by Doug Quattrochi, Executive
Director, MassLandlords, Inc. Doug was a founding member of MassLandlords in 2013. He became the association’s first Executive Director under new bylaws in 2014. Since then, he has scaled the organization from a core of 160 members in Worcester to approximately 2,500 dues paying businesses from Pittsfield to the Cape, and from an all-volunteer team to approximately 20 full and part-time staff plus 50 volunteers. Doug has been instrumental in advancing democratic governance mechanisms, including score voting for policy priorities and a staggered and democratically elected Board of Directors. Doug also oversees the RentHelper spin-off, which is expanding access to electronic banking for those of us who are unbanked or underbanked. Prior to MassLandlords, Doug held leadership roles in various Massachusetts startups, two of which are still operating. Doug holds a Master of Science in Aerospace Engineering from the Massachusetts Institute of Technology.

This presentation will be guided by Mary Chabot. Since 2000, Mary Chabot Training LLC has provided Lead Paint Training Classes – Moderate Risk Deleading for Homeowners and Agents. In 2009, Mary Chabot Training became one of the first schools certified to present the RRP (EPA Renovate Repair Painting) and MA Lead Safe Renovator (LSR) Initial Training, and the 4 Hour RRP Refresher Training amd Lead Safe Renovator (LSR) Refresher class. It also became one of the first schools to offer the new MA Moderate Risk Deleading Supplement Training that allows contractors to work on deleading projects when the intent is to obtain a Letter of Full Deleading Compliance, without the much more stringent training requirements of a licensed deleader. Mary trained tonight’s presenter and will be interjecting to enhance and clarify the discussion. This is not a deleader or RRP training. This one-hour information session will give you an overview only.

“Doug’s presentation was excellent. He was very clear and provided detailed explanations.” -Larry

“Doug always holds very informative classes full of substance and Very organized!” -Thomas

“Your answers to member’s questions were most helpful.” -Liz

Webinar Aug 26: Buying or Selling Occupied Property

    12:00 PM-1:00 PM
    08/26/2022

This presentation will teach the essentials of buying or selling occupied property, when tenants are in the building being bought or sold. We will look at all aspects of the process:

    • Offer stage – what to include
    • Due diligence – what rental documents to request from owner/seller
    • P&S – ensuring correct terms
    • Closing ensuring transfer of last month’s rent and security deposits
    • Post closing – starting off relationships with new tenants on the right foot

These best practices ought to be known by all investors, brokers and REALTORs. Even if you have good help, it’s always a good idea to know the process yourself to supervise it.
