We’re excited to welcome Attorney Henry Raphaelson to talk to us about all the ways landlording can go wrong and what we can do to avoid those situations. Attorney Raphaelson has 35 years of experience as an attorney in Massachusetts. He has a general practice with a specialty in Housing and has handled upwards of 15,000 matters such as evictions, restraining orders, code department complaints against landlords, and small claims. In his experience, Attorney Raphaelson has seen landlords who make too many mistakes because they are too busy or lax, don’t have the capital to maintain their investments or who become too friendly with their tenants. He’ll cover the soup to nuts on landlording issues and what we can do to avoid them.

WPOA is also delighted to welcome Don Mancini of Kelleher & Sadowsky Associates to educate us on strategic financing. Don holds a certificate in Advanced Real Estate Finance from the Massachusetts Institute of Technology and has assisted his clients with commercial mortgage brokerage since 2012. With more than $150 million of mortgage financing completed, Don has a unique process related to the strategic design and implementation of customized mortgages for commercial property. He’ll be telling us about how to use the power of well-structured mortgages to our advantage. These are two intriguing and informative presentations that we can’t wait to hear!

We encourage everyone to bring materials in to share! You’re welcome to bring things like: business cards, brochures, items that could have a second life with someone who needs them, etc. The only catch is that we don’t have storage at the school, so the registration desk staff usually throw away what’s not taken at the end of the night. We are very happy to have Attorney Katharine Higgins-Shea from Lyon & Fitzpatrick join us to kick off our first meeting of the fall with a talk on Notices to Quit. When you decide to start eviction by giving a tenant notice to quit, you enter a minefield of delays and surprise costs. No one wants to deal with an eviction, but it helps to be prepared. You don't want to miss out on this valuable knowledge from Attorney Higgins-Shea.

We're also very excited for our interview between General Manager of SunBug Solar, Aaron Simms and Executive Director, Doug Quattrochi. As the General Manager of the SunBug Solar office in Westfield, Aaron doesn't sell installations but helps owners find the best provider and financing, so he'll educate us on how we could potentially turn our buildings into power plants! In March 2017 we released our new rental forms to be easier to read and include new features like: a utilities table, prohibition of AirBnB, prohibition of Marijuana growing, friendlier terminology (Tenant > Resident), clear list of “will” and “will not”, and a library of optional clauses. Attorney Jordana Greenman will be reviewing these features in-depth, telling us the best ways to use our rental forms, and giving us tips and tricks for the MassLandlords forms. It’s likely that a majority of landlords’ rental forms are out-of-date due to changes in marijuana laws, just cause eviction/rent control and the infamous AirBnB. So why pay for an attorney to draft a rental agreement when Masslandlords members get ours for free!

New Addition!

Executive Director Doug Quattrochi will be going over all the Laws that landlords need to know. There are a litany of laws that we as landlords must follow, but it’s hard to keep track of everything from discrimination to lead paint. Doug will give us tips on how follow the laws and run a successful business. For this presentation, Doug will be accompanied by a special guest who will weigh in on best practices and what he would advise. Guest announcement coming very soon!

In the past 10 months there have been a lot of major building fires all over the globe: the fatal fire in Oakland, the Grenfell Tower Fire in London and two fires close to home in Waltham and Dorchester. No matter the causes of any of these fires, landlords and property managers should educate themselves on how to protect their tenants and their buildings from fires. Landlords need to be aware of what the best construction materials are, what the fire codes are and how to uphold them, and installing the proper detectors and sprinkler systems. At this event, Waltham City Councilor Bill Fowler will be discussing how to prevent construction disasters like the infernos we’ve seen devastate communities all over the world and we’ll also discuss fire safety in existing structures. Following safety codes keeps your investment safe and could save lives.
