    Food and drink will be provided for all: Some catered items, some favorite pot-luck dishes courtesy of our board members. Please come and enjoy a relaxing evening with other members of our association. It is neither necessary nor expected to bring anything. However, if you have a particular specialty you would like to show off and share with the rest, please feel free to do so. As always, we are asking for non-perishable food items – canned goods, pasta, etc. – for donations to one of the local food pantries.

    As we have in the past, there will be a drawing of various and assorted tool items purchased by our association. This year, for the first time – and just for fun, we will run a 50/50 raffle at $5.00 a chance.

    All SWCLA members and their guests are invited. Non-members, and members of other landlord associations, please join the party for only $5.00 per person, or a pot-luck specialty to share.

    We hope to see you. If you cannot make it, we wish you much joy for the Holidays.

    The American Red Cross Central MA Chapter is running a “Home Fire Safety Campaign.” MassLandlords members have already received hundreds of free smoke detectors, and ARC have thousands more to give away!

    Susan Shaw of ARC Disaster Programming will close out our meeting by breifly explaining how the Home Fire Safety Campaign conducts tenant education, site-visits, and free battery-op detector installation.     Chris Brown of Edmund & Wheeler will be reviewing 1031 exchanges. This IRS regulation allows owners to depreciate their property, saving tens or hundreds of thousands of dollars in taxes, and then sell out and buy a new property without paying recapture tax. Everyone serious about rental property as an investment vehicle should understand the tight timelines involved. If you do it only once if your life, it will still save you $100,000.

    John Enright will be reviewing the new lead paint regulations that take effect December 1. The cost of deleading is decreasing 40%, but the number of lawsuits might increase ten-fold. Don’t be the slowest zebra in the herd. Learn how possible it is to get your lead certificates before you become the target of increasing regulation and so-called “strict liability.”
