Stop Rent Control Before It’s Too Late!
Rent control is on the ballot for 2026.
- It calls for mandatory, statewide rent control - not a local option.
- History will repeat itself if this is enacted.
- Rent increases will be limited to CPI or 5% of base rent - whichever is less. You won't be able to keep up with the market.
- Rent control helped some of us – and hurt everyone else.
- Rent control means no renovation, lower property values and stricter screening processes.
- We already have the option for rent control if cities want it.

Worried? You should be. If you're a rental property owner in Massachusetts, you can’t ignore this ballot initiative.

This building was boarded up because of rent control.

This note from legal services proves they're hiding the truth.
MLRI is lying about the ballot initiative.
Chapter 40P of the state's General Laws already allows for rent control - as long as cities make up the difference between controlled rents and market rates. We're fine with this!
But this new ballot initiative eliminates 40P - and when the AG's office asked if the ballot description should include that, MLRI's Andrea Park said "no." They don't want you to know what will really happen if this is passed.
This is unconstitutional in Massachusetts. We must stop it.
We're raising money to help fight this unconstitutional taking.
- We have raised enough money to help support GREB's litigation, as well as file an amicus brief backing their efforts.
- The ballot question punishes good landlords who have tried to do the right thing by their renters.
- The next $5,000 we raise will go toward filing a second amicus brief, focusing on a senior citizen who has benefited from under-market rents.
- Another $10,000 will support a third amicus brief, telling the story of a landlord who took their property off the market to renovate, and will never be able to recoup their investment.
- Allocating just 1% of your monthly rent receipts will help us campaign against rent control - before it's too late.

We can - and will - challenge this unlawful initiative.

Don't let this be our future.
If we win, rent control is gone for good.
The state constitution guarantees owners the right to compensation if their private property is utilized for public use.
This has already been tested in court with Dimino v. Secretary of the Commonwealth. This sets precedent for a legal challenge.
If we prevail, rent control like this is eliminated forever.
