    Marlborough Tue March 8: 1031 Exchanges - How To Do Them and Potential Issues

    Join us for our March MWPOA event where you will learn about 1031 Exchanges. Our speaker is Lynne Bagby of Asset Preservation Inc. Lynne personally has been doing this work for over 20 years.

    This will be both an in-person and Zoom meeting at the same time. Please let us know if you’ll attend either in-person or by Zoom. Remember that all in-person attendees should be either fully vaccinated or have had a negative test within 72 hours of the meeting. Please bring your vaccination card or test results.

    For all who are members of the MWPOA (Metrowest Property Owners Association) there will be no charge. For members of other Masslandlords Groups there will be a $7 charge for a Zoom pass.

    Statewide Virtual Meeting Wed Mar 9: Review of the State Sanitary Code

    The state sanitary code defines what every apartment in Massachusetts must do and be. Unlike the building code, which is usually inspected only at time of permit completion,
    the state sanitary code applies in all rentals all the time, and can be inspected at any time. Are your units compliant?

    Few units are fully compliant. We’ll review the code in easy-to-understand detail and help you get a sense of where you may need to make repairs or improvements.

    The state sanitary code is your biggest liability in a nonpayment situation, where a renter is being taken to court. They will be
    able to counterclaim based on the condition of the apartment. If you anticipate having any kind of conflict resolution process
    with a renter, it’s critical that your apartment is fully up to code and your position is one of blamelessness.

    Note that this presentation is slightly longer than the standard one hour. There will be no business update.

    Your problem or theirs? The state sanitary code holds occupants responsible for some things, and landlords responsible for most everything else

    This presentation will be given by Doug Quattrochi, Executive
    Director, MassLandlords, Inc. Doug was a founding member of MassLandlords in 2013. He became the association’s first Executive Director under new bylaws in 2014. Since then, he has scaled the organization from a core of 160 members in Worcester to approximately 2,500 dues paying businesses from Pittsfield to the Cape, and from an all-volunteer team to approximately 20 full and part-time staff plus 50 volunteers. Doug has been instrumental in advancing democratic governance mechanisms, including score voting for policy priorities and a staggered and democratically elected Board of Directors. Doug also oversees the RentHelper spin-off, which is expanding access to electronic banking for those of us who are unbanked or underbanked. Prior to MassLandlords, Doug held leadership roles in various Massachusetts startups, two of which are still operating. Doug holds a Master of Science in Aerospace Engineering from the Massachusetts Institute of Technology.

    Statewide Virtual Meeting Thu Mar 10: Powers of Attorney to Help Elders or Secure Your Legacy

    This presentation will review powers of attorney in-depth. What would happen if you or a loved one were to lose the ability to run the rental business? A power of attorney may be needed at any stage of life, but typically these are end-of-life or estate planning tools. Attendees will learn:

    • What is a power of attorney?
    • How do I create a power of attorney for myself? For someone in need?
    • How a conservatorship can override an invalid power of attorney.
    • How to prepare to hand over a rental operation.
    • Things to look for when taking over a rental operation.
    • Springing vs. immediate power of attorney.
    • Powers of attorney vs. managers for LLCs.

    We will also cover general organization, including best practices for sharing online passwords with family, budget and financial information, and rental forms.

    Attendees will leave knowing how to keep a business running even as it changes hands under difficult circumstances.

    Melissa A. Gleick, Esq. concentrates her practice in several related areas, primarily elder law
    and corporate law. Specifically, she works on
    Estate Planning, Long Term Care Planning, Special Needs Planning, Asset Protection Planning,
    Estate and Trust Administration, Equine and Pet Trust Planning, Guardianships, Conservatorships and
    Small Business Planning.

    Melissa was admitted to practice in Massachusetts after having earned her Juris Doctorate in 2007 from New England School of Law in Boston where she was a member of the New England Law Review and where she graduated cum laude. She earned her undergraduate degree from Anna Maria College in Paxton, Massachusetts where she majored in Criminal Justice and graduated summa cum laude. She is a member of the Massachusetts Bar Association.

    focusing on multi families in the greater Worcester area. Having
    worked in high level IT his whole life he looks at things from a
    different perspective which he applies to real estate. He

    Sober living facilities for people recently out of drug and alcohol
    treatment centers. Patrick sits on the statewide MassLandlords Board of Directors.
