"I have three buildings which were financed by Masslandlords members I met at events. They are all holding first position mortgages with great rates and a small down payment. The connections I have made over the years have literally been priceless."

Newton Wed 5/1: Lead Paint: Avoid Huge Fines and Thrive with Lead-Free Properties

    6:00 PM-9:00 PM
    05/01/2019
    Charles River Properties
382 Watertown St, Newton, MA 02458, USA

If you plan to renovate, or if you don’t have deleading certificates for all your units,
you need to attend this presentation. Both lead-safe renovation and deleading are required
    (few exceptions apply).
Price for getting an RRP fine: $37,500; for telling a family with children your unit is not deleaded: $50,000. But on the other hand,
having lead certificates will allow you to charge increased rent, with lower risk, and obtain higher resale value (an average of $10,000/unit).

    Our Deleading Overview will cover:

    • Medical/economic/social reasons why lead is a problem for society
    • The reasons why landlords are looked at as the biggest lead exposure
    • MA laws and regulations that establish liability, interim control, and full compliance
    • Federal RRP laws requiring similar care during renovations
    • How owners and contractors can undergo training to do some of these things themselves
    • Where to see who’s licensed to inspect, delead, and renovate

This part of the presentation will be given by John Risk of JHR Environmental, a veteran MassLandlords speaker
    and highly rated service provider.

John Risko of JHR Environmental will be Speaking

Housing Specialists help you mediate your agreement for binding judgment. We will be asking about trials, mediation, the court services center,

Holyoke Thu 5/9: Speaker Change: Meet the new Clerk Magistrate, Getting Started with Mixed Use Property

    5:30 PM-9:00 PM
    05/09/2019
    Delaney House
3 Country Club Rd, Holyoke, MA 01040, USA

We’re headed north to better serve our Holyoke members and also hopefully meet some new faces from the Amherst
Area Chamber of Commerce. This event agenda has been re-ordered based on speaker availability.

Part I: Meet the New Clerk Magistrate, Western Division

We’ll be welcoming Michael Doherty, newly confirmed Clerk Magistrate, Western Division of the Housing Court.
Clerk Magistrate Doherty has worked his entire career in housing. He started in property management, became
Assistant Building Commissioner for the City of Holyoke, and worked in the Massachusetts Trial Court for 15 years before
becoming the Western Division Clerk Magistrate.

Note that David Cotter, Springfield’s Deputy Director of Housing Code Enforcement, was
previously scheduled to present. This topic has been moved to June. The Clerk Magistrate has been kind enough to
agree to review the residential state sanitary code as part of his presentation.

Part III: Getting Started with Mixed Use Property

We’d like to branch out and explore how we can house both a business and some residents in the same building. For many
of us with a need for a small office, purchasing a dedicated commercial space is unaffordable. But with residents above to
pay some of the rent, suddenly a variety of buildings can start to make sense. We’ll start with what “triple net” means
and take it from there. We’ll also talk about how to identify a downtown that’s headed in the right direction, or whether it even matters.

This part of the presentation will be a moderated discussion between experienced mixed-use landlords and a broker. Our broker will be Mark DiFranco of DiFranco Realty.

Clerk Magistrate Michael Doherty will be discussing the State Sanitary Code and other Eviction Matters
