  • Statewide Virtual Meeting Wed Nov 4: Court Service Centers offer Help to the Self-represented

    The Commonwealth of Massachusetts pays for dedicated civil servants to help people navigate the courts.
    These legal professionals work in the Massachusetts Trial Court Service Centers, which are accessible now
    through Zoom Meeting and telephone (and in normal times, located in seven multi-court complexes through the Commonwealth).
    The Court Service Centers do not give legal advice or provide representation. They do:

    • Provide legal information about court processes and procedures;
    • Answer procedural questions without giving advice;
    • Provide 1-on-1 assistance in completing court forms;
    • Provide information on legal services and other community-based organizations; can refer renters to RAFT and ERMA, and owners to ERMA, and
    • Provide access to an interpreter in your/your renter’s preferred language.

    This presentation will be relevant to new and experienced owners and managers, especially those with renter challenges
    like payment arrears, domestic violence, custody, and other issues for which the starting point to address an issue may be unclear.
    We will also discuss volunteer opportunities for those who aren’t so badly impacted by the pandemic and may be willing to give back.

    This presentation will be given by Jorge Colón. Jorge is a licensed attorney in the jurisdictions of
    Massachusetts and Puerto Rico.
    In his current role as the Court Service Center (CSC) Circuit Manager for the Massachusetts Trial Court,
    he supports the operations of five of the seven CSC locations across the state. Jorge has dedicated over
    eight years of his career to the housing field, especially working with landlords and tenants in eviction cases.
    In 2019, Jorge received the Massachusetts Trial Court Excellence Award for his work as part of the
    Language Access Advisory Committee.

  • Statewide Virtual Meeting Wed Nov 11: Housing Court Rules in a Post-moratorium World

    Housing court is not like it used to be. The Massachusetts eviction moratorium is at an end. The CDC moratorium is in full effect. A backlog of ten thousand cases
    is being worked through diligently by our housing court staff, who previously were stopped by the legislature from doing their job. The courts are socially distant
    with Zoom hearings the norm. And the detailed court process has changed.

    Attendees at this event will learn:

    • How the litigation against the moratorium in state and federal court impacted the transition we are now in;
    • What the CDC declaration is, and how it can impact your relationship with your renters;
    • What the CDC affidavit is, and how it can change your court procedure;
    • When old and new cases will be heard;

    Attorney Jordana Roubicek Greenman is an attorney and a title agent for First American Title Insurance Company and
    WFG in the Commonwealth of Massachusetts.
    Attorney Roubicek Greenman has a solo practice with a main office in Watertown and additional office in
    Downtown Boston. Her practice consists of a broad range of real estate-related legal matters,

    If you got sued tomorrow, would you be at risk of losing everything? Owners who operate with an LLC, Inc., or
    Trust have “disaster containment” so that if one folds, the rest of the business survives. They also have lots of insurance.
    Find out whether your setup is adequate.

    Another question we’ll address is whether your trust is protecting you the way you think.
    Trusts have one key advantage but in many respects they’re now second to the LLC.

  • Statewide Virtual Meeting Wed Dec 9: Asset Strategy and Capital Gain Tax Strategies for Landlords

    At MassLandlords we emphasize the positive can-do. But we also need
    to teach the full life cycle of rental real estate ownership,
    including asset reallocation, down-sizing, and possibly even selling
    out
    . Even if you are committed to holding your properties through
    the pandemic (we hope you are), it’s good to know your
    options. Thinking about retirement is also a good reason to attend.

    This presentation will start with a quick recap of Section
    1031 exchanges
    , which can be used to sell your current
    rental real estate and defer capital gains tax. (This is not
    our detailed Section 1031 presentation.)

    We’ll talk about Delaware
    Statutory Trusts
    , which are passive, fractional ways of owning real estate while conducting a 1031 exchange.

    We’ll also review the Qualified Opportunity Zone,
    another IRS tax code that you could use to potentially
    defer your capital gains taxes after a sale (can be a sale of business, stocks, real estate, etc.).

    We’ll review these different capital gains strategies and educate
    you on available options. These strategies could potentially help
    you now or sometime in the future. We have seen many
    examples where a landlord does not know all their capital gain
    options and finds out about them after it’s too late due to certain
    time limits on both.

  • Cape, Islands and Statewide Virtual Meeting Mon Nov 30: Round Table

    We’ll be having a round table (really, zoom) discussion about any rental real estate topics.
    This meeting is a great opportunity for attendees to learn from each other’s experiences.
    Bring your questions about socially distant showings and applications, tenant nonpayment, rental forms, or best practices in general.
    We will be discussing current events, COVID-19, and the CDC eviction moratorium.

    Attendees are welcome to share their own experiences, warnings, pearls of wisdom, and more.
    Participation is not required, you’re welcome to come and just listen.

    This event will be moderated by volunteers and/or staff with significant and compliant rental experience. All are welcome, but especially if you own or manage in the Cape, we want to meet you!

    As a result of the COVID-19 (coronavirus) pandemic, our events have been replaced by webinars or virtual meetings
    held during the traditional event time for each former location:

    • Virtual meetings include optional audience participation via video, phone, and screenshare
      and are not recorded.
    • Webinars have limited participation options (typed questions only) and are recorded.

    Our virtual registration desk is open for all events one hour starting 30 minutes prior to the event start time.
